Fortius Funds Management ("Fortius") is an Australian Property Funds Management company, established in 1991, wholly owned by its staff.
AGEST and Fortius
AGEST has employed Fortius to manage part of its allocation to unlisted property. AGEST has invested in the Fortius Active Property Trust No.1.
Objective
The objective of this trust is to provide investors with a return in excess of 10% per annum (pre tax).
The trust aims to provide capital growth and some income over the term of the trust, predominantly through investment in the Australian property market.
Strategy
The trust's strategy is to invest in property focussed on the eastern coast of Australia. Investments will only be selected where they require some active management and there is an identified exit strategy within 5-7 years of the commencement of the trust.
The assets will be actively managed utilising re-leasing strategies, renovations, refurbishments, repositioning to higher and better use, redevelopment, strata subdivision, land subdivision and rezoning.
