AGEST and Industry Superannuation Property Trust (ISPT)

AGEST has employed ISPT to manage part of the unlisted property portfolio of the fund. AGEST invests in the ISPT Core Fund and the ISPT Development and Opportunities Fund No. 2.


Objective and strategy

ISPT Core Fund

The ISPT Core Fund is a wholesale property fund invested in a diversified pool of quality Australian office, retail and industrial assets.

The Fund has a secure income bias offering investors lower relative earnings volatility and a higher income yield with the aim of delivering a 6% real return over a 10 year investment cyle.

The Fund's investment strategy seeks to maintain the Fund's high quality diversified Australian property portfolio by investing in properties which deliver sustainable long term returns.

ISPT Development and Opportunities Fund No. 2

The ISPT Development and Opportunities Fund No. 2 seeks to generate attractive returns from investment in opportunistic property developments in order to maximise equity returns, while preserving and protecting investor capital.

The Fund's primary objective is to target a 15% Internal Rate of Return (IRR) per annum on invested equity, after fees but before tax.
